What are Home Information Packs?

 

A Home Information Pack or HIP is a package of documents giving information about the house you are selling. The idea is that a buyer is given all the information he needs to proceed with the purchase. Instead of the buyer’s solicitor asking lots of questions over a number of weeks, we will answer all those questions at the outset, before a buyer is even found. This means, once you find a buyer who has his finance in place and is ready to go ahead, there will be no delay from the legal side.

 

From 10 September 2007 HIPs will be compulsory for all houses with three or more bedrooms (subject to very limited exceptions). We are ahead of the game and hope you will want to be too.

We will visit the property you are selling and talk everything through with you. We will help you fill in all the forms, take some photos and prepare the HIP as soon as we can. In many cases, we can do that within 24 hours. The HIP is then e mailed to your estate agent who can hand it to prospective buyers.

 

What do I pay?

 

There is no charge for our work. We will pay for the necessary searches. The Energy Performance Inspectors who prepare the certificate relating to the home's energy efficiency will defer payment of their fee. We will explain that arrangement. You will have to reimburse us for the searches we pay for if you take the property off the market or instruct another solicitor to do the conveyancing for you,

 

My estate agent can do all this, can't he?

 

Maybe, but a HIP is essentially a legal document and a lawyer is the best person to prepare it. You can take a HIP prepared by us to any estate agent and you can change agents as you wish. A HIP provided by an estate agent is unlikely to be prepared by a lawyer and is unlikely to be portable in this way so you may find yourself tied to that agent.
